The 2025 Texas Campgrounds Club Annual dues will be due January 1, 2025 in the amount of $1300.  This is an increase of $100 from 2024 dues, as approved by membership on October 5th.  Late fees will be assessed on February 1st, at $75/lot.  The late fee will increase to $150 on March 1, and $300 on April 1. Annual dues can be paid by check made out to Texas Campgrounds Club, electronic funds by Venmo (Friends and family only), Zelle or Cash App.

I am selling lot N72 for $45,000. 

The lot is vacant and has an oversized concrete pad for a camper.   There was a shed on the southeast corner of the lot (since removed) and had water plumbed there for an outdoor shower.  It also had an outdoor kitchen toward the front center which I removed, but I left what it think is the drainpipe, water line and electricity there in case a new owner wanted to add one to the same location.  The lot has water, sewer, and electric service.

The lot is located at Texas Campground Club near Jamaica Beach and is on the north side of road about a 3 minute walk to the beach and if you have a golf cart, it's a minute away.  The Lot is N72  and located on Captain Kidd road inside the Campground. This is a great community with a very family-oriented environment. It's a great place to get away from the city, but close enough to 'vacation' every weekend.

The annual fee is currently $1300 which includes trash removal, water/sewage, and campground maintenance costs. Property tax is paid by the campground.  There is a private pool for the Campground, a basketball court, and a club house that can be used for large gatherings. Comcast is in the campground if you need high speed internet or cable.

This is not a lease or a rental. Once you purchase the lot (must be approved by the Club) you are a member and can purchase more lots or sell your lot. Campground rules do not allow financing for the lot. The Campground does not allow anyone to live there full time except for the maintenance staff. You are allowed extended stays so if you want to go down for the month, the summer, no problem, but 90 days is the maximum time allowed.  You can let family and friends use your camper & lot so long as security is notified.  You cannot rent it out.  The camper can stay on the lot year round. If you are looking for an affordable place on the Gulf, this is it.

Haunted Campground Canopies



Let's take it to the next level and come together to make a haunted Campground. The plan is to connect them and make a haunted walk through.



How to participate-

Start with a pop up canopy. Then decide:

 - cover all the sides with a entrance and exit and make it a walk through room.

 -Or, cover three sides and make it a walk by room.





Decide on a theme- fun, scary, clowns etc

It can be as simple or complex as you want. Spend as much or as little time on it as you want.

If you are using black lights, strobes, or fog machine-please bring extension cords.



Come between 10:00-6:00 and set up your canopy on Oct 26th. I will assign canopy location to create a flow.



How it will work

7:00-7:30 The kids walk through

7:30-8:30 full effects for those with actors or effects.



Please let me know by October 19th if you plan on doing a canopy and which type(walk through or walk by)



The vision is we build on it every year..... who will be able to say they participated since year 1?

The fence repairs and replacement will begin on Monday.  Crews will be on member lots along the fence lines.  The SW fence is completely being replaced.  The ¼ of the SE fence nearest the beach and ¼ nearest the front fence will be replaced.  On the NW fence, 138' of fence will be replaced.  The rest of the fence will be straightened as much as possible.  There will be a big dumpster in the southwest median to put the old fence in.  Please be patient with Enrique and Mike's crews while they work.  It should take a couple of weeks to complete.

TCC hurricane update and meeting announcement,
Hello all, fortunately the forecast was off by 250 miles and the hurricane completely missed us. The storm surge did wash out some of the dunes but didn't damage the sand fence.  Patrick used the tractor to make berms across the openings in the dunes, so very little of the surge made it into camp.  All good news for us.

The working agenda will become the final agenda unless we need to make major changes to it.  The meeting will be recorded.

Ron and Monty will go over the need for a dues increase at the meeting.  Each of our 300 lots taxable value was increased by $12K for this year's tax due in January.  Taxes will again be increased next year and likely the year after that.   These expenses are ongoing expenses vs one-time expenses.   They will not go down and cannot be paid in advance. 
The fence around the surge tank is done as is the sand fence on the beach.  Next in line to be done is the fence on the dumpsters, the entire SW side fence and portions of the SE and N fences which will be done in 50' portions where it's laying down currently. Pickets will be reused as feasible.  The fence poles will be replaced with 4 by 6 posts and the framing will be done with the same style as the front fences.  Camp has seen 58 inches of rain so far this year vs 18" last year, so it's been very wet.   
We will likely need an assessment for the fence work to continuing to build our reserves.
We are still trying to put in an offer of $300k for the 5 acres we need for septic.  That was set to happen this spring.   Whether we can do that depends upon membership giving us the funding we need to replace funding now going to fences and tax increases.
